Job Description:
The responsibilities that are listed below are not all inclusive, however, they are indicative of the type of responsibilities normally performed by the Maintenance Technician:
Assesses and prioritizes all maintenance work to be performed on assigned site
Maintains inventory of equipment, tools, supplies, and work materials
Completes daily work schedules for routine maintenance duties
Completes maintenance work orders as assigned
Ensures quality of work duties performed
Notifies Maintenance Supervisor and Property Manager of all problems and potential issues of concern
Maintains a working knowledge of all utility sources and supply lines
Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation
Cleans all common areas and responsible for trash removal
Performs necessary maintenance relating to both the exterior and interiors of all buildings of the property assigned
Handles emergency situations that may arise and communicates all details of the incident to the Property Manager
Performs all phases of snow removal from all needed areas and maintains all appropriate equipment
General maintenance experience to include painting, drywall, plumbing, electrical, mowing, plowing, etc.
Will be available for after hours on-call as necessary
Maintains a professional and courteous manner with all residents, vendors, contractors, and fellow employees
Special projects and other responsibilities as may be determined

We have an immediate need for a talented and experienced Maintenance Technician to join the team at Hearthstone Village, one of United Group’s, professionally managed independent Senior Housing apartment communities located in Latham, NY. This position will also assist at a multi-family community, Loudon House, located in Loudonville, NY.
Skills Needed:
Required Education: Applicable Work History
Required Experience: Minimum 1-2 years of experience in residential property management, preferred experience in active/independent adult (55+) market. Forklift experience/knowledge preferred yet not required – training available at property.
Certifications: HVAC or related Maintenance certifications preferred, yet not required
Qualities: Demonstrates integrity on a personal and professional level; Exceptional communication and leadership skills; Ability to solve problems involving residents, maintenance, and challenging situations
Physical Requirements: lifting, carrying, pushing, pulling, etc.
