Job Description:
Position Summary: The HVAC Technician is responsible for maintaining, servicing, and repairing HVAC systems across a portfolio of multifamily properties. This hands-on role focuses on diagnostic service, preventive maintenance, and HVAC unit replacements to ensure resident comfort and system efficiency. Key Responsibilities: Technical HVAC Tasks: Diagnose and repair HVAC systems including central air, split systems, heat pumps, furnaces, and PTAC units. Perform HVAC replacements: compressors, air handlers, condensers, and complete unit swaps where applicable. Complete refrigerant recovery, leak detection, and brazing as needed. Ensure systems meet manufacturer specifications, energy codes, and safety standards. Maintain accurate logs of all service and replacements performed. Preventive Maintenance & Compliance: Execute preventative maintenance programs across assigned properties. Conduct regular inspections to ensure HVAC systems are functioning at optimal performance. Maintain refrigerant logs in compliance with EPA and company policies. Ensure proper system ventilation, thermostat calibration, and airflow. Collaboration & Communication: Respond promptly to service calls and work orders from property management. Communicate effectively with residents, property managers, and team members regarding service needs and timelines. Assist with HVAC-related capital projects as directed. Work with outside contractors as needed on larger projects. Qualifications: 3+ years of experience as an HVAC technician in a residential or multifamily setting. Strong knowledge of HVAC diagnostics, service, and repair procedures. Ability to read schematics, wiring diagrams, and HVAC blueprints. Experience working with common multifamily HVAC systems (split systems, mini-splits, PTACs, rooftop units). Excellent communication and customer service skills. Valid driver’s license with clean driving record. Physical Requirements: Ability to lift up to 75 pounds and work on ladders or in tight spaces. Must be able to work in various weather conditions.
